What can staging a home do for you?  It puts more money in your wallet!  And let’s be honest…that’s the point of selling, correct? Sometimes you should spend some money to make even more money.

I want to show you an example of a home that sat on the market all last summer with very little interest from potential buyers.  I toured this home in June with a client and simply put, it didn’t show well! There was ZERO interest.

Listed from April to August, starting at $1,475,000 and dropped to $1,295,000 without ever going under contract!

The house was taken off the market for several months over the winter. During this time, the homeowners spent some time and money making the house shine! A couple weekends ago with a different client I toured the home and the difference after professional staging and a few minor updates was amazing!

Re-listed in February at $1,350,000 and had multiple offers in the first weekend. My inside sources tell me that it is under contract for somewhere between $200k-$250k over asking!!

BEFORE: dark countertops, old stair raining, bad lighting, dated furniture, crowded kitchen area.

AFTER: new lighter countertops, updated lighting, modern stair railing, fresh paint, and staging furniture makes kitchen look larger.

Selling your home is an emotional experience for many reasons.  But in the end, it is a business deal and my job is to sell your home for the highest value possible.  This is where staging comes into play.  Buyers want to imagine themselves in the home when they view a property.  If the furniture and accessories are new, modern, and updated it gives a great first impression of the home and of the life the buyer wants to be living in that home.  Buyers want a home that feels new and fresh, modern and updated, and one that is move-in ready.

This homeowner tried it the hard way last year and was unsuccessful. After some investment in time and money, I’d say it paid off in a big way! Congrats to the sellers and at the soon-to-be new homeowners … and also to whomever advised them to freshen up the place!
